Replacing a school boiler is usually the largest single item in a condition budget, and the decision is rarely a straight swap. Fabric has changed since the original plant was sized, funding routes reward low-carbon options, and some spaces on site were never heated properly by the wet system at all.

Do not replace like for like without a heat-loss survey

A current heat-loss survey normally justifies smaller plant, and the saving often funds better controls.

The survey should be room by room, and it should identify which spaces the wet system already fails to heat. Those rooms are where a different technology usually makes more sense than more pipework.

Funding routes and what they reward

Academies and voluntary-aided schools bid through the Condition Improvement Fund; larger trusts and local authorities allocate from School Condition Allocations. Where electric radiant heating fits on a school site

Very few schools should convert entirely to electric heating. The realistic pattern is a boiler or heat-pump replacement for the main blocks, plus targeted electric radiant in the places extending the wet system is uneconomic: mobile and modular classrooms, extensions, halls used for a few hours a week, and cold rooms at the end of long pipe runs.

The practical advantage is phasing. A classroom-by-classroom electric installation can be delivered across half-terms without losing teaching space, which matters when a whole-site shutdown is not fundable this year.

Disruption and programme

Plan a full summer break for a large multi-boiler replacement, including flue work, flushing and commissioning. Contractors need DBS-checked staff, an asbestos register check before any fixing into older fabric, and a safeguarding-compliant access plan. Electric radiant work in individual rooms is a day or less per room and can be phased.

  • Insist on a current heat-loss survey rather than the old plant's rating.
  • Ask which funding route the specification is written for, and whether it meets that route's criteria.
  • Get the phasing plan in writing, mapped to holiday periods.
